Hi everybody!
I'm new to Airbnb and my property is in South India Coimbatore Tamilnadu 23kms from Isha Yoga - Sadhguru Jakki Vasudevs Dhyan Lingam....if you are aware.... We have 4 rooms for occupancy but the entire property is listed for a price. How do guest have option of selecting no of rooms? We have prices for all the rooms It would be of immense help if you could throw light. Thanx
Since you are brand new, I would limit your reservations to only one or two rooms or only the entire home until you get the hang of Airnb.
Once you are more familiar, if you want to be able to rent each room separately, you have to make listings for each of the combinations of rooms and price them accordingly to the number of guests they can support. This way when a guest does a search for the number of guests they need to house and the price they want to pay, the appropriate listing (and the appropriate # of rooms) is shown to the guest in search results. Make sure you coordinate all the calendars so you don't overbook the reservations:
As you can see, this gets complicated quickly but there is no way to select the number of "rooms".
I think @Alice-and-Jeff0 provided a great, detailed way of managing your new listing, and I totally agree that you should start small and simple. Get some hosting experience under your belt first, before you go all in 🙂
Without knowing the layout of the 4 rooms, differences in room size, and how many bathrooms there are, I'd like to suggest you forget about accepting reservations for each room separately.
First, based on no. of guests.
1~2 people
3~4 people
5 or more people
Now, look at the layout of the 4 rooms and divide into 2 groups.
You should especially the consider the location of the bathroom(s).
Group a (rooms a-1 & a-2)
Group b (rooms b-1 & b-2)
Now, prepare to have 3 listings.
Listing A (rooms a-1 & a-2)
Listing B (rooms b-1 & b-2)
Listing C (All 4 rooms)
And set your basic price for listings A and B as 2 people, with additional charge per person up to 4 people.
When you have 2 guests reserving Listing A or B, you can limit access to the other room by keeping the door locked.
Also mention that listing A is 2 rooms, and if the reservation is for 1~2 people, the guests will have access to only ONE of the rooms.
For listing C, set basic no. of guests at 5 and charge more for each additional guest. Depending on the no. of people, if the guest agrees to use only 3 rooms then you can provide a discount and keep the one of the rooms locked.
Once you get the hang of things, you can decide whether you want to have separate listings for each room 🙂
