We are quite new to hosting, only starting a few months ago. We rent out our entire house (guests check in using a key safe). We have a 3 bedroom house and accommodate up to six guests. We charge extra for more than 2 guests to cover the extra laundry & cleaning etc.. We have had a couple of instances where we will accept a booking for 2 guests and when we go to clean the house all three beds have been slept in etc... or it is apparent that more than two people have stayed in the house. Has anyone had similar? And if so, what do you suggest?
Perhaps you can add a couple of listings to your profile, hotel option style.
Option A - 1 bedroom available ( other two bedroom doors locked)
Option B - 2 bedrooms ( one locked)
Option C - 3 bedrooms.
You can price each option more appropiately , differ the cleaning fee for each option and even block A and B out if you have peak booking periods. You might have only two guests who want separate beds and instead of having to second guess what they want or start a correspondance so this way makes it clear too.
Import/export calendars to stop double bookings too. Each option will appear in the appropriate customer search.
I think it gives you much more control of the offering and will deter chancers and rule breakers.
How do you manage your listiung, monitor what is going on at your property?
I agree with Elena. I lock off various rooms. At one time I had three listings for my Airbnb; now I have two, but lock off rooms unless extra guest fees are paid. It is working out great.
