Moving to a new property

I have been welcoming guests in my home very successfully for the last couple of years. 

 

I am looking at moving house to a property much better suited for AirBnb but it will need a lot of work doing to it and I am not sure whether it would be worth opening as a full guest house.

Currently, the building is mixed use with offices and a self-contained flat on the top floor. There is pre-approval for the building to be changed to a single dwelling but I do not know whether that will be the correct building use type.

The plan will be to live in the flat and convert the offices into ensuite double rooms.

 

Would any current Hosts in England who have a full guest house be able to give me any advice on what considerations I need to have? e.g. do I need to apply for a specific building use type? What building codes would I need to comply with? What are the tax and insurance implications?

I want to make sure I do everything right so I would really appreciate any help! I need to put an offer in on the building in the next couple of weeks, scary!!
