My Poor Listing

Hi,

 

I was able to booked all of our 3 rooms as this year enters. I thought, this is a great start for 2018 but after these guests, I did not get any inquries. I don’t know what went wrong coz I even got a good review from one of the guests. Is this normal? I adjusted my rate and gave a good weekly discount but still didn’t get any queries. Any advice you can give me would be highly appreciated. I got to love replying to inquiries and got quite excited with this listing business.

Hello @Tess31. It's one of the most frequently asked questions by hosts, especially relatively new ones. Have a look around on the map how many other hosts there are in your area. Then, take into consideration that there are high and low seasons. For example, in summer I am booked 99.9%. This month, after this weekend there are maybe 2 guests coming for 2-3 days = low season.

And do not depend on replying to messages so much - it's in a way addictive...

Hi @Tess31. I find bookings tend to come in waves. I will have a week or two where they come in non-stop, and then a couple weeks where everything is quiet. And, as @Marzena4 says, there are also high and low seasons, depending on your location. It will take some time to know what the rhythms are for your own space. If you are happy with the way your listing looks, and your guests aer happy when they leave... all will be well!

@Tess31, I noticed that 2 of your listings are on "Strict" cancellation and one is on "Flexible"

Is there a reason for this?

@Tess31 I love, Love, Love your listing! Your photos are great but I would add more of the sleeping area and kitchen. Now I want a pool table too. 

 

Here’s a story about a small business in my home town. They needed a sales person to work selling all the stores merchandise.

First they thought “our sales guy is great” and they wouldn’t hire another sales person to sell their goods when it was slow.

Then one day a young guy came along looking for a job. He’d do anything to get that job. He was willing to work long hours and he had contacts he could sell the store’s merchandise to.

The Family store hired the second sales person and sales got higher. 

Then they hire another sales person and another. All of a sudden the family has five or six sales people selling the merchandise. So when salesman #1 starts to slow down, the other sales people pick up the slack. Some sales people that have customers that are willing to pay more per night too. So the different sales people fight for the last of your available merchandise and at the highest price. 

 

Get you beautiful home it’s own Facebook and insta gram page if you don’t already. Then you post pics with link to your place. It really helps and you get raw leads for free.

Tess, you are new with only one review, so undertandably it will go a bit slow at first till get more reviews saying the same thing - great place (which it is) and cool host, which you come across as being. Patience. 🙂
