My listing more often than not does not come up.

Hi there,

I have been trying to improve the performance of how my listing appears, when it appears that is! More often than not it doesn't come up at all even when I know the dates are available and search in the exact location.

I have tried helpful advice given to me here like adding references, adjusting prices regularly. Just now, when I opted for a month's rental in June it came up then I just randomly choose 2 more dates in July and August for 2 weeks each and my listing didn't come up at all. I even zoomed in and searched to the exact road, but it just wasn't there. I am concerned as these dates are the high season here and usually bookings start around about now. Any help would be greatly appreciated...
