Hi there.
I am only interested to rent my place for the upcoming Olympics.
I have listed my rental property and the default is flexible.
The airbnb web site says that after listing I can go to settings, calendar and change from flexible. I am NOT interested in the one rental a year cancelling and the rentor getting a full refund a day before arrive for a one in a lifetime event. I would rather not rent.
But there is no section terms to change the cancellation policy.
Any ideas to set a more strict policy?
Thanks Scott
Did you consult the community help guides ?
I am the same. I originally had a strict cancellation policy of no refunds for short term stays otherwise I do not have a life outside airbnb and my laptop. Airbnb changed my cancellation policy without telling me, to flexible and says the superstrict policy is by invitation only! I do not think they should be able to change my policy without informing me. I want really strict cancellation policy otherwise it is difficult to plan repairs etc. The maximum I can earn is not a full time salary and therefore I have to supplement it with other things. Does airbnb not realise this?
Superstrict is by invitation only and has been for some time. Strict is still available and you can set this on your listing yourself.
airbnb does not give a toss about our earnings as long as they are making the most of it. They have set up a platform for us to use to our best avail and we will have to work within those frames or quit.
@Margaret33 and @Scott25, it's my understanding that the super-strict cancellation policy is only available to Business-travel-ready and other high-end, possibly long-term listings that meet certain criteria not necessary for the rest of us ordinary mortals.
Perhaps you could contact AirBnB for specific details.

Thank you Donna,
What is a business ready listing please? When did this policy come into effect? my strict policy was changed to flexible without informing me
@Margaret33 and @Scott25, you might want to look at threads via the 'Search the Community' box at the top of the page. There are a number of conditions that must be met in order to apply for 'business-travel-ready' status.
Here's a link that might help as well.
