I am a new host. I have done emense field research for our area. Our entire house is being compared to homes that have leased their listing to people with 6mth or a years contract. Totally unacceptable to me. Other homes are listing one rooms NOT entire homes for $76./night and still get compared to my entire home listing. I am feeling the emails are harassing. No one replys to my points against the comparable listings. Stand my ground? Or Give In?
@Kristen110Ignore. It's well documented on these forums that Airbnb's pricing suggestions are ridiculous; they told me to rent my entire apartment space for $11 the other day, which would work out to less than $350 a month. Trust your own research, laugh at their ludicrous suggestions, and let it go.

@Kristen110 Ditto what other hosts have responded. No need to feel special- airbnb's "similar listings to yours" in my case, are twice the price, or a barren room with a couple flat pillows, or places I know to be ugly little dumps. They suggest I list my private, very artistically and comfortably appointed room w/ private bathroom for less than a hostel room with 4 beds and a shared bathroom costs in my town.
https://www.eliotandme.com Try this calculator. It takes into consideration hotels, motels and other airbnbs like yours into consideration. Works great at least for my area. Don't follow airbnb and just do research if you want. Hopefully works great for you!
