Pricing Structures.

We have a holiday apartment on the Med in France and are currently letting it out using the home and away site ( Abritel ).

 

We are thinking of using ABNB and to that end I started filling in the details, photos, had some trouble with the calanders which is still not resolved and got as far as pricing ( not happy ) and then quit at the publish button.

I have several questions and they are as follows and I would be grateful if someone could advise me on these questions.

Just a little background on the apartment and location.

The location is Canet Plage in France which is a holiday resort, each year we use Abritel to find guests and generally the months of July and August are fully  booked.  On that site we set prices for specific time frames such as Summer, Winter, Easter etc.

Question

Using the ABNB formula and smart pricing it appears we set a low and a high price and hand over full authority to change these prices as they see fit, my fear is that we could lose control of our important summer pricing and could find that summer letting are essentially given away by ABNB, is that what happens ?

Generally most property owners in this area avoid young male guests as they tend to engage in parties and create damage and  upset other occupants in the building, with the Abritel site these type of guests can be filtered out, is that possible on the ABNB site.

 

How do I get paid, is it directly into our bank acount or to our debit card, I do not have a credit card.

Forget smart pricing, set a base price(off season) then you can decide your price and do it weekly under "length of stay discounts" as in the photo below. Or you can highlight any dates in the calender and put any price you want.

You get paid 24hrs after the guest arrives, into the bank details you enter under "Payout preferences" in your account settings.

Its not possible to filter guests very succesfully, you can have no parties in your house rules. Do guests read the rules, not very often.

Have you looked at the rubbish cancellation policies which you might not like, superstrict 30 & 60 are not available.

@George320@Jeff158 On Airbnb it's actually against their discrimination policy to refuse someone based on a number of factors which includes age, race and gender. So you cannot decline a guest simply because they are young and male. You can however decline them based on 'you think they are going to break the house rules'. Maybe just use Airbnb for the low season when you are less bothered about cancellations and maybe less likely to get the party goers? It's weasy to block whole months in your calendar. Also, read up on what your minimum requirements with Airbnb will be from July - you MUST provide certain 'basics' which include linen and towels. Not sure if these are something you are currently offering or not and whether you would want to. Airbnb is getting much more dictatorial to hosts about what we can and can't do, and must offer so you may be better just focussing on Abritel.
