Hi everyone! I've been Airbnb'ing one of the rooms in my home for about a year and have had a great experience. It's been such a great experience that I decided to put another room in my home as a second listing on Airbnb.
My question is about pricing strategy for the second room. If you have first-hand knowledge in doing this (because you did exactly what I just did), I'm open to hearing your experience.
Which should I do from below?
Strategy 1: Lower the price on the new, second listing to attract more guests and get more reviews.
Pros - attract more guests more quickly and get more reviews.
Cons - I'll be undercutting my other established listing.
Strategy 2: Sync the price on both so that guests get the same price regardless of which room they pick.
Pros - I won't undercut my listing and, theoretically, "double" my revenue.
Cons - My second listing doesn't have any reviews so might not attract as many people
Strategy 3: I'm open to hearing another strategy!
Thanks in advance!
Hello @Annabelle---Christian0 ,
I noticed you allready setup 2 listings, with different pricelevels. Simply price the second one for it's real value and no tricks at all. It's good to let people know there is a second listing. Would recommend to upload a cover photo to your homepage, and use the link to promote the listings (social media etc) : https://www.airbnb.com/users/3811839/listings. Also usefull link to "reroute" potential guests to your other listing (link is never blocked in Airbnb message system)
Best, Emiel
I think @Emiel1 response is on target, @Annabelle---Christian0. Alternatively I suggest you consider what I did. I have a primary guest room and a secondary guest room rather than have two listings. I determined that a private bath was desireable to many high quality guests. So, I am able to accommodate various party configurations. My nightly rate is based on 1 or 2 people using the primary guest room. If the traveling party is 2 but they do not want to sleep in the same bed, the secondary room is available for a charge. If the traveling party is 3 or 4, I charge an extra guest charge. I love that I can accommodate different party configurations. Also, looking at my stats, compared to when I only had the one guest room the addition of the second guest room reduced the number of booked days by 10% but increased my income by 50%. Love it! More money and less effort. Something to consider.
