Questions about listing

Hi everyone,

I'm very new to this business and trying to understand how and what are AirBnB preferences for listing my flat. Any hints?

 

- Does any one can help me understand why is it better (if at all) to apply AirBnBs' price recommendations? 

 

- Does it make a difference when someone looks at my flay but doesn't book? Does it place the flat lower at the list?
I was thinking about this issue because after offering my flat, I wanted to see how the flat site looks like as if I was a stranger, but than I thought, maybe viewing the site without booking might lower its listing place. Any ideas?

 

-In case I have another flat to offer, is it better to offer it under the same profile as the first one or rather create it a new profile name?

Hi Camel, my view is that until you fully understand how smart pricing works, and whether you wish to use it, you are better off initially setting your own pricing. This means you can feel comfortable with what you wish to charge compared to similar properties in your area.

 

in terms of listing visibility- remember that all new properties get an initial boost, so you should capitalise on this by having great photos, a good property description etc. After that initial period then you are battling against other hosts in your area for visibility.

 

My view would be that a second property should be listed under the same profile. That way guests have the opportunity to see all your reviews, etc.

You are correct in saying it's a business, many ABB people feel they are doing someone a favor by renting out their property.

 

My advice is to get visibility by getting reviews.  Do your own research in your area for what others are charging, look at the suggested pricing by ABB and make a decision on your own about pricing.  I have found that ABB prices much lower than I need to keep my bookings at the level I want.

 

You are trying to get top visibility in your market you do this by:

 

1. Be responsive, answer all inquiries ASAP.

2. Don't cancel, ABB will ding you and put you on the bottom of the list.

3. Get great reviews, most renters will make this the top reason for booking and ABB puts top reviewed hosts at the top of the listings.

 

Although you should always go "over and above", in the beginning you need to make sure you go even more so over and above as great ratings result in great bookings.

 

As far as two rentals, put them both under the same profile, it makes you look more substantial.
