My conversion ratio (abilitiy to turn inquiries into bookings) is a bit concerning and very low. I have a feeling my listing is too wordy and/or too many rules.
Thoughts??
Mine is low too because I get guests asking for 70% discounts when my prices are clear. Not a lot of people traveling and those who do want to offer me $40 a night.
@Jean118 It's definitely long, but it's well written and I like listings that really make everything clear.
I think you could do a bit of condensing, though. For instance, "he has his own entry and exit separate from the guest unit and has his own entrance". You said twice in one sentence that he has his own entrance.
Then you say the same thing about the beds under each bedroom description. You could just say, at the beginning or end of the bedroom descriptions, "All bedrooms feature extra high queen size beds (35"), with a small stool provided in each room if you find it necessary".
I know it's advisable to mention things that could be an issue in more than one place, like your caretaker/tenant occupying the basement level, but I think you could go through the wording and remove what is really redundant and condense other parts, like the bed info.

@Jean118 What popped out to me was Hosted by Alex, but Jean is a Superhost and the other tenant is Walter? Who is Alex? Also, condense your parking description to one paragraph -- it was confusing reading it in 4 locations.
I have a security resident living in a garage apartment at one of my properties. I mention his presence in the listing, but do not allude to him otherwise, especially NOT listing his work hours or the fact that he will come and go. If a guest understands the concept of a duplex, they know there is another tenant.
Your pictures -- Nowhere does your dining seating display for 6 people; I see 4 chairs only. Where is the stove, refrigerator and washer dryer? Can you access the balcony on the front of the house from inside? Take a picture of your back yard from inside the fence line. I also did not care for the reviews being posted as pictures and the mention of the house being ideal for Film / Corporate. Who is your target guest?

Thanks for your input! Alex is the front facing co-host; I am the property investor and owner, and host. .
Washer / dryer are not available for the short term stays 7 days or less (only longer term) - so no pics of that. . I will have to do a once over of the others - - thanks for that, info on cutting out so much of the verbage about Walter (will pare that down also)
