Removing cleaning fee improves your search ranking?

Hi,

I had a cleaning fee in my listing for years, one day I deleted the cleaning fee and to my suprise  I noticed by doing so it improved my listing in search results. Try it with your listing and share the  results.

@Rubén16 I'm curious did you also increase your base price as well to offset the cleaning fee? Or no?

Yes, I added the cleaning fee to the base price, I then went back to see if increasing my base price was going to lower me in the search ranking, and it did not.

@Rubén16 I just adjusted my price and removed my cleaning fee. It moved my listing from page 3 to page 1. Thanks 🙂

How do I  find my search ranking?

I am in vermont, so the way I monitor it is, I type in Vermont homes 1 guest in the airbnb search bar,

I then scoll until I find my listing, I then keep a journal of what number it was placed in the search.

I use the same formula every time, so I can have an idea of the performance of the listing and how it reacts to changes I make on it.

It is a good idea that when you make a change on your listing, then go back and see how your action affected the standing of your listing, I only make one change a day I then see how it performed.

But the problem is that results are filtered based on who is googling, so your Airbnb search results from your computer with your google history may not be the same as someone else in another area with different interests, properties might be ranked differently.

Maybe try with a friend's computer and see what happens.

When you do your search in Vermont do you search by days ? or not

Do You only put Vermont without asking a date ?

There is a service called Porter App. Google it. I signed up about a year and a half ago- it was free. They email me a report on my search ranking every Sunday. (Don't know if it's Sunday for everyone, maybe once a week from the day you sign up.)

I think we may do this as well, also, we may finally change our policy of charging the same $ for the apartment, whether it is 1-4 people, change the base price to 2 guests and then add money for each guest over 2.  Ugh.  I wish airbnbn didn't demand everything be so complicated.

Thats great, it also benefits the guest when they are searching, they are then not suprised with the additional charge of a cleaning fee, it will then boost your percentage of views to bookings.

Yikes, we are literally the last listing that comes up on page 17, no wonder airbnb calls us a 'rare find'.
