Be firm - tell her she must be out by a specific time and that there is no discussion or debate as you have another guest booked.
It does seem that last minute bookings for very short periods (eg one or two nights) can been suspicious - either party time or people who have no fixed abode.
If she stays there past the checkout time specified in your contract with her (the rental agreement through Airbnb) then she becomes legally a trespasser after that time. In that case you have the right (and responsibility) to call the local police or sherriff, to have them assist her in leaving the property. In other words, evict her after the checkout time. Don't worry about what she will write later in a review. Don't let these people walk all over you.
@Anastacia0, how handy to be able to call on the Sheriff! $40 seems a bargain not to have to do it yourself with a bit of backup. We have nothing like that in Australia.
Be sure communication is on message board even though you are talking with her person to person.
Good luck. I would offer to help her carry stuff out about an hour before check out.
