Strange Guest

I have a guest that did a same day booking. The problem began when she checked in at 2am in the middle of the night with a Uhaul worth of luggage bags and plastic bags. It literally took her 30/45 minutes to bring everything in.Secondly later on that day she informed me that she would be staying past the check out time or 1pm to "hopefully" 7pm.....Lastly she had two small dogs that she has not walked since she arrived. I have advised her that I do jave another guest checking in and her response was she will try to be out...... O boyyyyeeee what doI do

Be firm - tell her she must be out by a specific time and that there is no discussion or  debate as you have another guest booked.

 

It does seem that last minute bookings for very short periods (eg one or two nights) can been suspicious - either party time or people who have no fixed abode.

If she stays there past the checkout time specified in your contract with her (the rental agreement through Airbnb) then she becomes legally a trespasser after that time. In that case you have the right (and responsibility) to call the local police or sherriff, to have them assist her in leaving the property. In other words, evict her after the checkout time. Don't worry about what she will write later in a review. Don't let these people walk all over you.

Call the cops on him. It's your property, your terms and if anyone overstays their welcome, the local authorities must step in.

Thats creepy, this is what I hate about Airbnb. I wouldnt confront her without having your husband with you. She could be psycho.

I would knock on the door one her prior check out, keep communicating. I've been a landlord for over a decade. You don't allow them the comfort, if they are not following the agreements. Be a squeaky wheel. Here, in AZ, I would call the sheriffs office, which cost $40 to have them removed. PPD can doa well check of she doesnt answer the door, but not all deputies wilk agree to visit. My airbnb guests require 24 hr check-in. Change your settings to next day, so you can screen them w questions like, how long are you staying in N.Y...and they start telling you their story. I had a requester tell me they sold their house, had no plans, and wanted to stay a month. If I wanted a lease again, I wouldnt be doing airbnb.

@Anastacia0, how handy to be able to call on the Sheriff! $40 seems a bargain not to have to do it yourself with a bit of backup. We have nothing like that in Australia.

Be sure communication is on message board even though you are talking with her person to person.

Good luck. I would offer to help her carry stuff out about an hour before check out.
