need your advice please.....
we took a booking for 4 or our 5 properties and told the booker that the properties accomodated 22 people and that if this did not suit their requirements then they should book elsewhere. By the way our listing also says 'no pets allowed'. Well, we have counted at least 24 people and they have 2 dogs with them. They are sleeping on the sofa's and using our crockery as dog bowls! They have also left the dogs unattended in 1 of the cottages whilst they have all gone out. It was a booking for the weekend and they are leaving tommorrow. What is our recourse? can we deduct money from their security deposit?
Any advice would be most welcome

@Carl59 Have no pity for them charge their from the security deposit. Good luck!!!
@Carl59 bringing extra people + dogs is breaking of your house rules and a reason to terminate their stay immediately, without a refund.
When you noticed that, you could either confront them in person or call police, make them leave the property and then call Airbnb to cancel. Theoreticly.
As tomorow is their last day and damage is already done you could go and be present on check out . It will give you a chance to check the apartment in their presence and in case of any damage be ready to take a video and photos so you can prove if there are more people than they booked for.
After they leave it is to late to claim for extra people and cleaning after dogs, ABB will ask you for a proof from surveliance camera or something and if you don't have it then forget it.
I just hope they didn't make any damage.
What disrepectful people
In your position I would have contacted the guest and told them that they had broken your listing rules by having more guests and bringing animals and that they either needed to bring the numbers down to 22 and remove the dogs or the booking would be cancelled.
If you didn't want to do that, you should have contacted the guests - expressed your disappointment at their behaviour and send them s special offer to cover the cost of having dogs at your property and the extra guests and told them that they need to accept this if they wanted to stay.
However, the final straw would have been for me them leaving the dog alone in the property. They would have been out then and there.
Its not quite clear from your post what action you actually took?
