Two listings - one house

I currently have two listings for the same house. It is a big house, sleeping up to 12 but I found I got few listings due to the price. A lot of the price goes to cleaning the whole house. So I also listed the same house as "top floor only" with just two bedrooms. Now I get more bookings and the cleaners only clean and prepare the top rooms (and lock the bottom rooms and bathrooms). 

 

But it is more work to keep the two listings up to date (e.g. if someone books only the top floor, I need to block out the calendar for the other listing). I could list it as one listing, with price bump up for more guests, but I find that some people prefer to use just the top floor and add extra guests to save money. 

 

Any ideas on how to have one listing? I am fairly new to this so all suggestions will be appreciated. Thanks!

Hello Alison!,  And sorry to tell you, but that is a tricky thing on Airbnb!, what i mean by this?, well, if you have a house of 4 rooms ( as saying a random number), you have 2 options ; 1) create 4 different listings , or 2) do 1 listing, and start charging per person, the only thing about this, is that lets say a couple books your place,.. then the whole place is locked, that incluides the other 3 rooms, and no one else can book them, so you kinda loose money, but if you don't want to deal with different reservations at the same time, this option is for you.

Otherwise you have to create 4 listings for the 4 rooms.

What about if you only list your bedrooms?, and not as entire house, then you have to be only sure those bedrooms are clean, as also if you do the 4 listings, the cleaning depends on which one is book.

I have 2 bedrooms at my house, and i have only one listing, because i don't want to deal with 2 different people booking the same place at the same time, so i charge per 2 people, and after those 2, it's per person!.

 

Also you mentioned that a lot of the money goes towards cleaning.. then there is something wrong with your pricing, because what the point if a lot of it its going just to pay the cleaning?, what about raising up the price?.

 

Also i checked your listing, and its a big house! you could charge a loooot more for it! 🙂
