Unsatisfied Guets?

So I was hosting so far 10+ guests. and I always found it hard to get 5 stars review.

it doesn't matter how clean the flat was, the fact that I let the guests come 6 hours before or stay 6 hours later,

one time I even let my guests use my Face cream (!!) since they didn't have one and asked me if they can borrow mine.

 BUT- somehow I still get 4, or even 3 stars.

 

one time I hired a cleaning service a day before the guests arrived. something I never did before (always clean alone)

and still- cleaning: 4. how is that even possible?

 

I feel like no matter what I do, they will never be satisfied. 

I leave them a bottle of wine, a nice note, I always respond within 1 hour to any msg they write, and still- not enough.

 

Is there something I can do?

Have you asked your guests in your feedback if there is anything you should do differently as you are trying to improve all the time...

I tend to ask them. sometimes they don't respond, sometimes they say weird things

as ''there was one couch too much in the room'' haha. don't think it's a reason to rate 3 though.

i've been seeing the photos of your first ad.
My advice to make the ad even better is call the Airbnb photographer. Prepare your house better for the shots

The description looks very good to me, and the house rules are very clear.

Now the reviews...
i thing the problem may be that you're accepting people that are new to Airbnb... i've seen how many reviews your guests have and making a mean... probably it would be around 2/3 reviews per guest and that Tal is very few for me. Guests with few reviews are most likely to not know how Airbnb works and then that will have an impact in the review they leave about your place...

About letting guests check earlier or leave later or use your stuff, i do not think that changes how people give you better review or not. Some probably would give you a 1 star higher for using your "facecream" but that sounds silly.

The cleaning side... i dont think a cleaning service would do a better job that you!

@Tal1 sometimes going the extra mile (sadly) does not equate to any improvement in the review ratings provided by a guest.

I find that guests who leave a 5 star review

 

1.  Get exactly what was advertised.

2.  Get prompt assistance with questions or needs.

3.  Get a super clean apartment.

 

You may be doing all this stuff but remember, some people consider a 5 star review perfect.  Airbnb´s list of star ratings makes it hard for any person just to give 5 on everything.

Persistance and they will happen but i see anyway your calendars are all blocked.

It looks like you're hosting a lot of German guests, and in my area, German guests have a reputation of never leaving 5* ratings .... They consider 4* to be a very good rating, and 3 to be average. That's what other hosts in my area told me, as I have never hosted Germans myself.

About a quarter of our guests have been German (not sure why) and alwasy leave 5* - or at least have done so to date. At the same time they are also very eager to tell you what you could change or do better - which I think is exactly the sort of feedback hosts should ask of their guests.
