How many verifications should I be comfortable with.  I have a guest request with only a phone number and email address and has no references or experience on airbnb. 

 

What are some good questions for him, but also not come off as offensive.

This is a good question, @Tony175.  It doesn't take much to set up a profile in Air BNB and with that it gives the person the right to book a reservation.  Now, that being said, the host has the right to refuse or decline due to lack of information.  There are many, many discussion threads on this site about the pros and cons of accepting bookings from "newbies" that lack substance in their profile.

 

For me, my Instant Booking setting requires government ID and one positive review for someone to be able to book without my review.  If the traveler does not meet those requirements I have the opportunity to start a conversation to develop a sense of how this traveler will fit in my listing.  Here's an example of how I go about doing this:

 

"I see that you are new to Air BNB.  Thank you for your interest in my space.  Could you share with me why you are coming to this area?  I want to ensure there is a good fit between your expectations and what I offer.  Also, I notice you have not uploaded a government ID, I will require that at some point.  Meanwhile can you also add some information about yourself on your profile?  I will need a response very quickly or I will have to decline in order to ensure others can book.  Look forward to hearing from you."

 

If I don't hear back within 2 hours, I decline the request.
