What Amenity is Most Cost Effective?

What is a major amenity that you have found to increase your bookings or you feel would if you could do it and (IMPORTANTLY) why? We're not considering a pool, but what about things like a playground for kids, hot tub or sauna room or something else? I could imagine spending up to $2,000 on this amenity or amenities.

So I'm not actually a host yet as my place is being renovated currently, but I am a frequent vacation house renter and traditional bnb guest. I would spend some money on upgrading the bed linens, window treatments and bath towels. Also maybe add area rugs in the bedrooms.  Go for some higher end recognizable brands like Pottery Barn, Restoration Hardware, Crate and Barrel type. Also, I may be mixing up some pics in my head but it looked like the 3 bedroom had the same linens throughout. Mix it up a bit. Also, spruce up the outdoor gathering area with some comfy looking seating. I'm not familiar with the weather where you are but I'm thinking you could store cushions inside or under the covered area and keep it nice. Then raise your prices! I would be quite fine paying more for that much space, especially with yummy bedding and towels!
