So, I know from my personal experience that one of the issues with hosting (especially in a condo) is the constant fear that you're going to get that one guest from hell that is going to ruin it for you.
From my experience, I've found that the most likely culprits to treat your place poorly fall into two categories: Locals and those under 25.
Locals: If someone lives less that 20km from you, they are more likely to use your place as a party headquarters. They have friends who are close by, and they can join them to use your place.
Under 25s: We all, at some point, crammed more people than we should have into a hotel room to save money, when we couldn't afford to vacation liberally.
That said, I'm wondering how I would go about requesting a couple of features:
1) Proximity exclusionary zone. A setting on our host account where you could say "No one closer than XXkm". Our listings wouldn't be visible to anyone closer than that amount. This would serve two purposes: it would prevent "partiers" from seeing our listings, and if you have nosey neighbours (or property management companies) they wouldn't be able to see your property (yes, yes, I know how VPNs work, and know it wouldn't be perfect).
2) Minimum age requirement. I know this might cry afoul of some laws in certain juristrictions, but many hotels have 25+ rules, as do many night clubs. Since Airbnb asks for ID, this is a piece of information each user already has on file.
