being home when the guest is at the house

Have a split level home and rent out the lower level; living room, bathroom and bedroom. Guests want to rent when I am going to be away at the lake. The lake is an hour and 1/2 drive. I can be reached by smart phone at the lake. Is it ok to allow guests to stay when I am away.

Hi @Don21, it's entirely your decision if you feel comfortable leaving the guests in your property when you are not there. Many hosts rent out their places and are absent - I am going to stay in a house in Spain later this week with my family and the host is in the UK, not even in the same country! You do need to make sure you inform the guests about the house rules, locking up, your contact numbers and anything else they need to be aware of, and it is best to do this in writing in an information pack that you can leave with them. But the final decision of whether to do this has to be yours.

Remember to check your homeowners insurance rules if they are in your home and you are not there.
