I want to be able to set a checkin cut off time in the evening?
IE no arrivals after 9pm ( exception for repeat guests)
I go to bed early & simply can't do late night arrivals.
I am posting here in hopes that maybe the parameters for listing might change to include this.
or perhaps someone in our community has a suggestion for how to best phrase my limits with out sounding like a 'party pooper'
My listing already says, 'early riser' as a way to indicate that my home is not a good fit for guests who are 'night owls' ( nothing wrong with them: I actually was one til I turned 35 ; >)
thanks for any ideas or suggestions- I just feel like I am spending a lot of extra energy managing my two listings around this particualr issue. FWIW, I am not currently working fulltime and am otherwise extremely flexible about both check in and check out times, with an option to retrieve a key if I simply cannot greet a guest.

They just added this feature today. Look in the booking area. It may not have rolled out yet to all accounts but keep an eye out for it.
Just confirm it with your guests in the intial email chain (assuming you havent instant booking turned on).
A possible way of dealing with this is to make it a House Rule.
I am very flexible and happy to check my guests in/out at any time. But it is a fact of life that every sound flexibility has to have its limits, too, before people start abusing it.
I made it a House Rule that Check-Ins after 10pm require a convenience fee of EUR 35.00.
Should a guest want to have a late Check-Out and the property is available, the Check-Out from 3-6pm will cost them a convenience fee of EUR 35.00. Want to stay past 6pm? Book an additional night...
Sure, like everyone else, I too, hate the fees. But there is no other better known way of making sure that we all play fair...
