I rent a room in our basement. It will be cold in winter. I have a heater for the room, but was thinking about getting flannel sheets for the bed. I have never seen flannel sheets in a hotel, so I wondered if there is a "thing" with flannel sheets. What would your feelings be about flannel sheets from perspective of guest or host?
As a human, I love sleeping in them in winter.
as a host, I found that they are much much bulkier in the washer and drier and take forever to dry. Frequent washing seemed to wear them much more than standard sheets ( might have just been their darker color) and they looked worn out pretty quickly.
Try polyester/microfiber sheets, they're less breathable than 100% cotton sheets, which makes them better for winter. They're also a lot cheaper than cotton sheets. But for the winter, I put a heated mattress pad on the bed, which the guests really love.
@Melanie58, for my first guests (whom I hosted in the winter), I used high-quality flannel sheets. They had a very nice fine weave, but were quite warm. No complaints at all. Though I used good-quality cotton pillowcases in a colour that matched the sheets.
Some people love flannel sheets and some dislike. I can sleep on a flannel sheet in winter but don't like flannel pillowcases. If you offer this option I would message the guest and go with their preference.
A heated mattress pad or electric blanket is a nice option.
A choice of real down or fiberfill comfortors and a light weight wool blanket will complete your bedding.

I think you are going to be very busy with your listing, am I right? There is nothing wrong with flannel sheets, except for possible pilling/wearing/heavy drying. Here is what is on my bed:
Winter (we have minus degrees):
electric blanket
woollen underlay
the best sheets I can buy, ironed. White. Would not ever consider any synthetic mix. The most expensive are comfortable when you buy them, and as comfortable 3 years later. The cheap ones are awful when you buy them, and in the bin in 6 months.
Down quilt, the warmest 5 rating.
Fake fur blanket as an optional extra
two pillows per person: one down and one foam, for preferences. The foam ones wear down constantly, the down ones are a much more durable buy.
Summer (we have extreme heat at times)
woolen underlay (good in heat too!!!)
same sheets
thin quilt (the down one is available in the wardrobe as nights can still turn very cold in summer)
same fur blanket. folded at end of bed
Each guest is so different about room temperature I would advise against the flannel bc some guests will find them too hot. They also take longer to dry which will cost you time & money. I'd stick with cotton sheets and provide an extra blanket that you can put on the foot of the bed or near it.
