general Air bnb question

Hi I am new to this forum,

 

I have a few questions if any one can help me please.

 

1)    I have guests arriving and staying with us for a few days in a room we are renting to them - Do I make up their bed each morning or       do I leave that to them?

 

2)   Do you charge a bit extra if you are supplying breakfast?

 

3)    I have 2 rooms to rent @ $99 per room   -  airbnb have not charged my clients for two rooms but 1 room (2 persons) and then for another person (it seems I am losing $44 on the second room rate) how can I recify this so it does not happen again

1: No (in my opinion)...most hosts choose that while the guest is staying with them making the  bed is the guest's responsibility - as is silly things like hanging their towels, etc. Many of the hosts I've seen here (including me) *do* offer a change of bed linen and towels after a 7 day stay...but otherwise, the guest deals... Cleaning the bathroom daily *is* expected so the guests do not deal with OTHER guests "dirtiness."

2: Renting a room usually (IMHO) includes kitchen privileges unless you otherwise have stated it does not BEFORE the guest booked. If you make the breakfast and choose to charge them you should list that in your listing. You can charge them through the app for things like that.

3: State each room is 1 person @ (say) $75 with a surcharge of $24 per extra person, max 2 ppl per room. The system DOES let you do that but do it carefully so it shows correctly in "preview mode."
