Hi, we run an airbnb in UK. The property is an entire house. We do the laundry in our own home and it costs money to run the washing machine and tumble dryer. How do I charge my airbnb account for this? anyone know the ins/outs of the tax rules here?
I'm in the US so I am just making some assumptions that the tax implications are pretty universal - here in the US I can deduct certain costs as a cost of doing business. I can deduct part of the energy bill, the cost of soap and other products, and if it's appliances used solely for your business (and not for personal use) you may be able to deduct the cost of the washer/dryer. If you don't already have a tax accountant, you need one. It's one thing if you are only taking two or three bookings a year, but if you are booking quite a few nights then it can get very costly to make mistakes by doing your own taxes. The cost of tax return preparation is also a business expense, and totally worth it.
Im not sure the person was asking about taxes per se. I also have a washer/dryer in my home and would like to charge my guests for its use. Hotels have washers that require payment, how can I charge?
We have a washer dryer in the unit. It helps us clean the linens between guests. We don't charge for their use if the tenants use them. Mostly they don't, but I can imagine they're handy if there's an accident or spillage. For us, the cost of water and energy is minimal compared to other water usages (long showers, etc.) So it's built into our pricing and we'll deduct the expenses (utilities, water, depreciation) from our revenue when filing taxes.
