I would like someone to please explain to me why it is that I have advertised a room rate of $130, but when a booking request comes in it looks as though the guests are getting a price of $118 per night? I just don't understand.
Hi @Sara219, By any chance do you have Smart Pricing on? If Yes, in that case airbnb adjusts the pricing by a bit depending on the demand and supply.
Thanks Palash, I do now remember that I turned that smart pricing option on. I'm not sure why I bothered since even with this, I'm getting requests for further discounting. It's not really ideal. I think I will turn it off, if I can remember how lol.
Yeah if you have smart pricing on @Sara219 then it will advertise your "base rate" of $130, then sell your actual listing for various amounts down to your "minimum" which is normally lower than your base rate.

Yeah I made the same mistake when I started out, and it cost me a tonne. Feel free to learn from my expensive mistake and check out this post:
Using this method I’m now I am completely on top of my pricing every day. It’s fantastic.
You have a 10 percent weekly discount activated on your pricing, perhaps that would explain why 130 goes down to 118 per night for longer bookings.
