respect house rules

hello, my guests are not respecting the house rules. in a very unpolite and clear way.

(we are  in a residential nieghbourhood and we have a roof terrace; i asked them to stay on the terrace till 23 only, than talk and chat in side the house; they are on the terrace at 00,45 when i first talk to them, first in person then on phone messages; they say ok; at 2,15am they are still in the terrace, and i tell them again; this is disrespectful of the house rules, of decent behaviour and dangerous, as we had neighbours calling the police for much less noises in neighbours' house)

sorry for the long description, and the futile reason.

the question is actually what i could/should do in a situation like this? (the rules are written in the announcement, sent by email after the reservation and explained in person at the check-in. so we have a very clear situation here. still, what can i do to make guests actually respect the rules??

in this particular situation, waiting till the end of their stay in THIS situation is not viable, because i cannot permit they will do it for the next three days too, and at the same time i am afraid they will retaliate with a negative /or less positive report, lying about the cleaninless or  something else... preventing me to gain/mantain the superhost status, and therefore affect my business.

hope my question is clear. how can i solve this problem? how can i avoid these guests may write a false report?

@Miko I would explain to them (in writing if you're uncomfortable doing it in person) that if they don't agree to totally comply with the rules, then you'll contact AirBnB and have them removed. If they argue, do just that -- contact Airbnb -- and have them kicked out for violating the house rules and being threatening. AirBnB will also prevent them from leaving a review.

Good luck!

thank you

i already talked, or tried to talk... and other things happened, just like other rules were violated.

well, thank you again for your attention. sometimes very bad guests come, fortunately it is very rare

No, talk to Airbnb, not to the guest again, unless just to warn them.

Make sure that you cover this in your review in a polite way - that the guests we unwilling to follow basic house rules so that neighbours could sleep in peace.
