Bad guest review timer.

Hi all, just had a bad group of 7 stay. They left the house filty, every bin in every room over flowing and used condoms on top, damp towels left everywhere beer cans and bottles left everywhere all used cups and plates just left all over kitchen, plates with un eaten food left on table. They had a full blown gathering. I want to leave an apropriate review but I do not want to post it until they leave one or until the timer is down to 1 min so they have no time to leave a retalatory review. Does anyone know where i can find the info on the time for a review?

No problem writing your honest review right away now per @Helen3 . Guest might think he "got away with it" and write his review. He can't see your review until you write yours. If you didn't have any messages about isssues during the stay and haven't filed an Aircover claim, then perhaps he will write a glowing review of you. I hope you documented the mess in photos if you want to file an claim at the last minute before the cutoff of 14days. Wait until the guest writes their review or just before the cutoff if he doesn't.

You can find the time before the review cutoff in the guest messages; right panel reservation details. It will countdown to the last minute:

Future Prevention

Due to Airbnb's current policies of not removing retaliatory reviews it's a good idea to think about how to handle this. I have suggested the following to my Host clients:

 

1. Turn off Instant Book and start screening your guests

 

2. If you don't have exterior security cameras - get them. Your listing says you don't have exterior security cameras. Even if just a doorbell camera. This allows you to obtain proof of parties and unregistered guests and pets entering. Not having cameras is an invitation to the "partiers" to party on. When you do get them, be sure to property disclose them in the Amenities section and in the Guest Safety Section. 

 

3. Document the condition of the property before the guest arrives by photos and video 

 

4. Make sure you have a record/receipts for furnishings in the property showing date of purchase and price in case you need to file an Aircover claim in the future

 

5. Get your own short term rental insurance policy that covers contents, liability and loss of income. Typical homeowners insurance won't cover you. Not sure how insurance works in Ireland.

 

6. Don't accept last minute bookings - almost a guarantee of a party for a listing this size

 

7. Since this is a townhouse, I would consider a noise monitor which also alerts you to the number of persons inside (occupancy). You do have to disclose you have a noise monitor, but are not required to name the location as you are with security cameras or video doorbell. Most of these monitors detect cigarette smoke, noise and occupancy. Minut and Noise Aware are the two I hear the most mentioned by Hosts.

Why do you think they would leave you a bad/retaliatory review?

 

in your situation i would leave them an honest review straight away. Hope they leave one soon so you can put in a claim for the additional cleaning before the next guest checks in @Tom4999 

Thanks for the reply Helen.

I guess I am worried he knows how bad the house is and might just leave a bad review in expectation of one. The only thing he could mark be upset about was I could not give him late check out as we have some one else checking in today. I supose it is paranoia.

I was not going to claim for the extra cleaning, or the nearly 500 ltrs of waste they generated in 2 nights or the stained sheets and mattress protectors. Honestly I just want other hosts to know how bad a guest he is.

I think I will just post a review tonight and then block him. @Helen3

Thanks @Joan2709 Noise monitor is something I will be getting (it is in a list after getting new garden furniture) I already have the Insurance in place. They left a 5 star review. I left an honest review. I was in work all day and the next guest has checked in so no claim in. I am not bothered about the cleaning claim, he seemed like a nice lad very young probably just used to mammy chasing him around the house and cleaning up after him. We are only out of pocket for a few hours of cleaning a sheet and a mattress protector.

From your description of the state the house was left in, I doubt his mom would be cleaning up the "unmentionables" you wrote about in your thread...😳

 

Hopefully your honest review will keep that behavior in check and will warn future hosts.

Airbnb removed the countdown time, so you have no idea how many minutes you have left. Airbnb makes biased decisions supporting only guests and penalising us hosts - they forgot that Airbnb exists because of us hosts and our properties
