You have an average rating of 4.30 which will lead to you being lower down in the ranking . This combined with some of your reviews citing issues with cleaningliness , host communication and other issues will put off some guests from booking with us.

 

i would read through and analyse your reviews and see how you can address the issues guests have raised. I would also respond to your reviews and in the negative ones say how you're addressing the issues guests have raised . 

Although @Hugo990 more generic suggestions are useful they won't help address the main issues related to your ratings and reviews .

I would say your issues are your reviews.  You charge a cleaning fee mention more than once in your ad guests expected to be clean and have reviews thar mention things expected not done sheets not changed dishes not washed.  You need to address, fix and present to guests corrected take a chance.

Location is your other really low mark.  No you can't change your location.  Do Guests have the wrong impression because you have priced for a different part of New York, I have visited New York a few times in the city I think of busy and active not quiet and serene. and you are used to New York but most only have stories.   If the neighborhood is safe just not the same as a neighborhood in another state or country, that can be presented well and avoids the suprimid and nervous comments.

Hi Harmony!

 

The best thing would be to address the cleanliness issue which is referenced in several reviews. Respond to each review thanking them for the feedback, apologizing for the inconvenience, explaining if you were training a new cleaning crew, or mentioning that you checked in with the guests the next day after arrival and they didn’t notify you of the issues so you could address them (if this was the case). Make sure to check with guests the next day to see if they need anything and midway through a longer stay to address potential issues before the end of their stay.

 

There was also an issue of no responsiveness when guests reached out about problems. Perhaps you could make sure you were available for the next hour after checking in case they couldn’t get in (even with the best clear instructions people have issues or don’t read the instructions). One review in particular mentioned that you just left and there was an issue and they couldn’t get in touch with you (several phone calls). 

Additionally there was mention of next door neighbors or hosts being noisy during a stay (to which you didn’t respond). Having bad reviews is upsetting as a host as we try our best but sometimes things happen. The best thing to do is to state the facts, apologize for their experience and state what you did do to address them or maybe mention something like unfortunately we are unable to control our neighbor’s noise levels (if it wasn’t you) and that we will speak to them about being mindful of noise levels for future guests.

 

The reviews downgrade your visibility in a search on the Airbnb platform and the small print under your listing from Airbnb states that this listing is in the bottom 10% of similar listings in your area. I feel that is the reason why you are having issues booking, your average rating is a 4.24 and that will affect how you get promoted on the search for accommodations.
