How much should I refund if any?

A guest checked in on Monday. One person for my 5 br, 3 bath house. 3 nights. This has happened a few times before. This house has a massive first floor and a yard right downtown and some people want space. My weekdays are not that expensive. Two bathrooms are on the second floor, one in the basement.

Yesterday he told me there was no hot water upstairs and he was left without a shower. There was still hot water in the basement but he did not go there. I had it fixed yesterday but it went out again this morning. Again, he did not go downstairs. He is demanding to move out and a refund. To be fair, you have to go through the back yard to get downstairs (it is more like two apartments). However, the yard is private, the weather is nice. It is an inconvenience, I agree, and perhaps some compensation is in order. Thoughts?

So tonight is the final night of his booking, but he wants to spend it elsewhere? Hmm.

 

If he's ready to vacate, and there's no damage or drama, I'd go ahead and refund the unused night. But if the guest was made aware that he had access to a fully functioning hot shower, and he simply chose not to use it, I wouldn't offer anything off the nights he already stayed. Had it been a group of 2 or more, I might have credited back the Extra Person Fee as they would have booked with the expectation of each having a separate bathroom. But one person? Nah.

As a guest, there is no way I would want to go outside, around the back of the house, to the basement to take a shower. Since the house has 2 showers, why couldn’t he use that one. If I complained day 2 and day 3 due to the same issue, I would be unhappy and expect some type of refund, however, not the entire amount.
