How to get long term bookings

Greetings I’ve been hosting one month. Currently have reviews from last 4 guest of 5 stars.  Guest has checked out for today, headed to space to clean & prepare for next guest.  We really need a long term booking to begin to recover & move in to next project.  Any advice?

Agree with @Mike-And-Jane0 . Long term stays are defined by Airbnb as 28+ days. I caution you to become fully familiar with all the aspects of hosting them. Read all the Airbnb help articles on long term stays regarding the risks. Also, a long term stays are not "set and forget". There is more wear and tear on the property. How will you handle cleaning during the stay? What consumables are you prepared to provide and for how long? (toilet paper, paper towels, cleaning supplies, etc.) Not to mention that after 28 days in many states the guest is now a "tenant" and if they refuse to leave, you will have to go thru legal proceedings to evict them. For this reason, many Hosts to do not offer long term stays.

 

You can promote longer term stays (less than 28days) by offering weekly discounts and noting in your description that discounts are available for longer term stays:

@Jeannie147 what do you consider a long term booking? If over a few months you would be better off using a Realtor
