I am new here, looking kind advise to book my propertly more frequently.
First complete all your pages. Something about you on your profile and your listing has about 5 pages, put more info.
If you are advertising for 3 guests you need to show beds for 3 otherwise advertise 2. If you are just figuring a couple with 1 younger kid, if looking for cheaper they will probably search 2 and ask Just mention in your listing open to discussion.
If your title is selling luxurious a bed as your cover photo doesn't really highlight that thought.
I think you may have put a picture of the building lobby as living room.
Offer the Airbnb New Host Discount that will push you higher in the search.
Check your amenities 17 is very low and a lot of Airbnb search filters are based on amenities.

However, I quickly took a look at Hasan's listing and my recommendations are the same as Marie had provided. @Hassan351 , the photos are very good, bright & attractive! I would think of adding as much information as possible to describe your property in detail. For a foreign guest every little thing is important: the location, the distance from the airport, kinds of transportation available, how many square feet/meters are in your property, how many floors are in the building, nearby attractions, the proximity to parks, cafes/restaurants, subway/metro, supermarket/groceries etc. You can try AI tools like ChatGPT for creating descriptions, if you want to save time. Everything else is great! I can see the property is close to the Al Maktum Airport. This can definitely help winning more bookings!

@Hassan351 Thank you. I don't know your market so still research to see if your pursuing it correctly. I always have thoughts though which hopefully assist in you building your ideas.
The Airbnb page for a potential Guest "Meet your Host". It is blank except for a picture. You just are nothing, to an unfamiliar Guest that can be cause to think you don't exist. It is very easy Airbnb has given prompts.
All Guests are promoted to by Airbnb, try a new host by the Airbnb New Host Discount. Turn yours on.
On your Host account, I believe if you turn on Airbnb's Professional Status, your Airbnb Insights Tools will include a Conversions Tab. This is a really great tool that can assist you. It displays your First Page Count, how many times Airbnb promoted your listing on the First Page in a Airbnb Search. It also has a Views Tab, Views actually means you enticed a potential Guest To click on you listing and view your ad. Usually a Guest is encouraged by your Listing Title and the Listing Cover Photo. If your considering a purchase of anything the Title and the photo have to tell me the same message. For me a title with luxurious I am expecting pictures of something above average. Something I may not have, I have a bed. I don't have a pool, a balcony off my living room, or an elaborate gym. If you make changes to your title or pictures, give it time only like 24 hours and look at your views maybe you change again maybe not.
Then the tab Conversions, how many people clicked on your ad and you encouraged them to choose your listing. Airbnb Platform offers you about 5 pages again with prompts. Don't worry many of us are not Advertising whizzes. I have used both successfully bullet lists and paragraph descriptions. The market is always changing so you need to be aware of your market. Look at what other Hosts ads say. If you were a potential Guest which ones encouraged you? Again listing description should tie into your Title. For me if I am clicking on luxurious and your initial paragraphs describe what I consider standard, a bed a shower a coffee maker doesn't do bad to define these things. It is placement in your ad maybe move to the bottom of page and use the beginning to describe the luxury.
Number of Guests. More Guests is not an automictic profit. More Guests have more and different costs and again number of Guests should be reflective of your Title. If I am in the market for "Luxury". A living room that doubles as a bedroom doesn't present to my desire. "Luxury Living Room" for me a place just for me and my husband relaxing on some throw pillows and a coffee table for some wine and cheese build my picture.
See all my rambling gives me ideas. You are not creating a duplicate if you offer the same apartment two different ways. A luxurious get away for 2 Guests, A beautiful family apartment for 4 Guests. Do two listings and link calendars to prevent Double Booking.
Many of us use a Free AI Writing software like ChatGPT to take our ideas and write a better ad lol. You can even tell the tool Airbnb limit for word count for each section.
