Listing Critique

Hi Everyone! I am a host living in Miami, FL and travel back and forth from New York for work. I wanted to start a discussion in regards to my listing to get feedback from other hosts. We are doing well so far with our listing, but lately the bookings have been slow. I look forward to hearing your ideas and critique on my listing! Your listing looks lovely and your pictures are good quality. I don't have much to suggest really, but here are a few ideas:

 

- You maybe have too many photos. Perhaps remove some of the repetitive ones, picking the best images of each area/facility.

- You mention no parties, but what about visitors? Are you happy to have guests entertain extra visitors? If not (and I wouldn't be too comfortable about this in a large house so as the lines between a few visitors/a party do not get blurred), do specify that in your rules.

- Your listing doesn't say no children, so I assume you accept them, but I noticed there is an unlocked pool and hot tub. What safety measures are in place to prevent any accidents with young children?

- I am not sure if I would accept pets in a property with so much white/pale upholstery, but of course it's up to you!

- Your reviews are great. Your lowest ratings (which aren't bad) are for accuracy and value. Did you get any private feedback from the guests about these two areas? Have you checked your direct competition to get an idea of the pricing?

The listing is beautiful! 

 

Something I noticed is way too many pictures - some look professionally shot and some look like they are from a phone. I would remove all the repetitive photos and keep the professional ones.
