I had one of my listings set up as monthly only. A guest booked a three month stay two months in advance. The guest arrived and all seemed fine. But in the second month, the guest wanted to cut the stay short because of a change of plans. That means that they tied up a month during the busiest season for four months (two months in advance and two months during the stay).
I told the guest that I would not agree. Like any long term rental, it is a contract.
The guest contacted AirBnB who in turn contacted me. I explained that I would not agree to a straight alteration but I would refund them if they paid for the third month and I was able to rent it to someone else.
The next day they sent a text saying that I orally agree to alter the reservation without conditions and for me to reply to confirm. I replied and said that I did not agree to that.
Two days passed. Then randomly, the system sent a message and altered the reservation. I lost a month rental.
Unfortunately, this doesn't work for me. I delisted the property. I am going to rent it the conventional way with a long term lease. It isn't worth the trouble if my reservations can simply disappear with me left holding the loss.
