I have a guest that has booked our home for a 4 night stay with 4 other guests. I have a policy to send a greeting message along with very important house rule such as, Strict NO parties/ larger gatherings (Christmas, Thanksgiving or any other holidays or of any kind). I ask that the booker respond with (YES) agreeing and understanding the rules. The booker has read but has not responded to it. I have asked 5 times. Now she is asking to increase the number of guests are coming. I am very concerned for my property. Can anyone give me some sound advice?
Hi @Janice738 - a very frustrating experience. We review occupancy and do something similar with asking guest to 'confirm' that their reservation is correct and no further guests coming.
So what to do? If they are asking to increase occupants and it is within the "10' you allow that seems reasonable. It may just be that they were figuring things out on their end before they confirmed. You can let them know that you are waiting on their confirmation about agreeing to the occupancy limitations and that you need to have that in writing to move forward. And just ask plainly if there is another hesitation that you can address and if they need more people then perhaps it isn't a good match.
And in some cases we have had we have called the guest to help prompt them and asked to please take a moment to respond to the message board.
But since the guest has put the occupancy back into your side of things you will need to respond and so getting AIRBNB involved may just result in the guest saying they are waiting on the host. Which is never good.
Does this guest have any reviews? have you vetted them? any other red flags?
