Hi.
The owner of the property that I host has recently decided to sell the property.
The new owners are not going to put the property on Airbnb.
How do I cancel all reservations without losing my Superhost status?
You can't I'm afraid @Johan2268. That's why as a cohost you shouldn't put the property owners listing under your profile. But should have helped them set up the listing and have yourself added as the cohost.
change your settings in the calendar so guests can only book three months ahead.
hooefully you don't have too many bookings a long way ahead.
you will also get a fine for each booking that's cancelled .
Hi @Johan2268 😊,
Thank you for asking this in the community!
I understand that you don't want to lose your Superhost status after all the hard work.
Our host replied to your question. Did this answer help you?
We look forward to hearing your thoughts.
Warm regards 🌻,

Hi @Johan2268,
@Helen3 provided correct information but I also wanted to add a possible way out of this.
I recommend informing the affected guests as soon as possible about the situation and offering them a full refund if they choose to cancel. Keep in mind that depending on your cancellation policy, the system might show a partial or no refund, which could make them hesitant.
Once they cancel, you'll receive an email with an option to process the full refund. This ensures the guest will get back the total amount they paid. After that, you can reach out to Airbnb to see if they can assist with other bookings that aren't as straightforward.
As mentioned, it’s important to have the property owner set up the listing under their own account. This way, you avoid risking your account status, including Superhost, in case the owner's plans change. While reviews will go to the owner's account, it gives you peace of mind knowing your account won't be affected.
I hope this helps @Johan2268

@Johan2268. Hi Johan, I'd try to approach other local listings (use messages if you dont know them personally) and see if they are interested in potentially taking any bookings likely to remain after settlement, especially if its imminent. You could then have a good case to take to Airbnb that they are not really losing the bookings, just being transferred so penalties should not apply. Losing SH for a little while should be less concerning than securing alternate income and minimising penalties.
It also might be a good opportunity to secure another listing or two for hosting, preferably as a co host as explained by @Helen3 .
Curious whose name is on the account ? Whoever that is has made contracts with all those bookings/guests and cancelling is breaking those contracts plus causing havoc to guests 😞
It sounds like it's under your name as you state your concern about Superhost status..
What sort of lease agreement do you have with the owner ? It should have stated a time of notification for something as major as selling the property (such as 60 day notice).
Hosts that cancel are fined a $50 flat fee, plus a percentage of the rental.. (https://www.airbnb.com/help/article/990).
The new owners of the house don't retain any of the bookings/reviews, etc; that info stays with the account holder and not with the house.
To keep the superhost status in place, here are requirements: https://www.airbnb.com/help/article/829 That states the host must maintain less than 1% cancellation rate in general.
Hope that helps !
