Reported to Airbnb that my guests hosted unauthorize party today they're at it again

Last night our neighbors reached out to us about our guests partying at our place. They reserved for 10 but I counted 25-30 people at our place. Loud music, talking inside and outside of the house until 2am. My neighbors are angry and just reached out to us telling us many cars are showing up at the house again. 

 

We reached out to Airbnb support and they are kind of helpful but not really. I have supporting videos from outside of the house that shows lots of cars and people partying at the house. 

 

They are checking out tomorrow. What are our options? How do you handle this? This is our 4th guest that we host and by far breaking every house rules.

Permit me to be blunt, but it appears you are under a big misconception: Airbnb is a booking agency it doesn't have its own police force nor has the power to bypass local laws and certainly is not the protector of your place if you allow 25 people to come to your place and permit them to have a party (twice now?). They can't fix what already happened either.

 

You are not doing yourself, Airbnb nor fellow hosts any favors with your approach.

 

In this particular case (1 of 4 you say thus far and you just started), the guests appear to be out of control and are the ones doing the 'hosting'. You just happen to be the 'owner', a passive bystander.

 

I will try to be helpful. First - believe the above. Secondly - do not allow so many people (anything above 8 appeals to groupies). Thirdly - keep control over your place no matter what the numbers. Fourthly - do not depend on Airbnb to solve a problem, do your best to prevent one in the first place. Do those things and you will have fun with hosting, don't and you will not.

 

Above all, be patient and never forget most of us started with many mistakes, but learned. 🙄

We are brand new to hosting and these are our 3rd guest. We have a decent size home and have sleeping space for up to 11 and that is our limit. 

 

I disagree that you say i ALLOWED them. No I did not and I asked them to make all unregistered guests to leave immediately. 

 

Thanks for confirming what I learned today after talking to Airbnb. I'm quickly realizing that Airbnb is just a platform and does nothing for us as hosts. In my exact word to my wife, we are not Airbnb customers, the guests are and I will host with this mindset. 

 

They still left the place a mess. I will be charging additional clean up fees and extras for every person I counted. Someone is coming to do an assessment on the property for any damages. 

 

Bottom line, no more being nice to disrespectful guests. 

Aye, you give an inch, they take a mile. They show up like a barbarian horde wanting to abuse your place - no one gets passed the door.

We have very strict licensing requirements that include neighbor notification and a 3 fine/3 strike you are out rule. We make this very clear in our listing description, additional rules, and automated booking message. Max 4 guests/visitors, visitors are guests too, whether staying over night or not, whether inside the house or outside,  reservation will be canceled and you will be evicted with no refund if you go over 4 guests. 

we experienced a similar situation in our neighborhood we live (our primary residence). House was managed by a professional management company rather than home owner, I contacted manager directly with videos and pictures of 20+ people partying on a roof jumping off the roof into a pool. The manager canceled the reservation immediately and called the sheriff to evict them because they were now trespassing. It took 4 hours to remove everyone as the stood in the street with their cases of beer waiting for ride shared. But it got resolved. 

so for you- do not wait till the reservation is over and do not wait for Airbnb to do anything. It’s your listing, your license, insurance, and reputation with neighbors on the line. Take matters into your own hands, immediately cancel the reservation and evict. Stay safe in the process. Call law enforcement.
