Setting two prices for the same listing?

I'm trying to learn how to have two different prices for the same home. One price being upstairs only (3 beds), the other price being for larger groups and includes the basement as well (6 additional beds, 1 additional bath). If I just make it two separate listings will I be able to synchronize the calanders to avoid double bookings?

@Marek-and-Ko0 Yes - two listings and it is very easy to link the calendars. I assume you have a door to lock that shuts off the two basement without compromising fire regulations.
