Winter Let
We don't get many bookings from November to March for our house in Cornwall. I'm thinking of letting the house for 1 - 3 months over winter with an appropriate fee level commensurate form that market. Can I do this on airbnb? If so do I need top set up a new listing solely for this period?
Any advice would be much appreciated.

@Thomas2391 No you do not need a new listing. What you need is pro tools which you switch on from your account (not your listing). This then allows you to use rulesets in your calendar to set different min/max rental durations at different times of year.
You do need to bear a few things in mind though:
Any stays over 31 (?) days will not count toward the 105 day FHL letting requirement.
Any stays over a number I can't remember (150 days????) will stop it being an FHL that year
If you charge for utilities etc then you are more likely to create an inadvertent tenancy and you would definitely need an EPC

Thanks for the good advice. Definitely don't want to inadvertently create a tenancy so will look at that carefully.

@Thomas2391 the trouble is you will not find anything definitive on-line as to when a tenancy is created. Holiday lets are exempt so some say people have to be on holiday to not create a tenancy. Some say if a person is otherwise homeless a tenancy is created. Some think 3 months and a tenancy is created. Some, as I mention above, look at who pays for utilities/internet etc.
All in all its a right mess in the UK so we just stick below 30 days.

If a guest doesn't have a permanent home, you are at risk of creating tenancy rights if they book with you @Thomas2391
Of course many hosts accept long term stays but worth you being aware of the risk as many wanting long term stays don't have a permanent home.
