We are near a Navy base, and many of our guests are contractors rather than tourists. Before the deportations, many of our guests were Mexican. They often brought more people than they booked for, although most of them kept the place very clean.
Now, after the deportations, we still have many Spanish-speaking guests mixed with Americans, but they continue to exceed the number of guests they book.
@Grace851 do you price per guest? A better way, if you can, is to have multiple listings with different bedroom numbers and then lock those bedrooms not rented.
@Grace851 When I had larger 3/2 or 4/3 properties, I would advertise with the maximum number that the house could possibly hold which could be up to 16. Guests ALWAYS squeezed in extra persons, bringing air mattresses and sleeping bags on the floor. I dropped my guest numbers to actual bedroom accommodations, removed all mention of convertible couches and sleep spaces that were not bedrooms and included a reference to zoning licensed capacity (2 persons per bedroom) in the advertising. It worked.
