I am listing my house in the next month and need to buy all the furnishing. I am thinking of getting a pull-out couch for the living area and because we have a large bedroom we could have 2 twin beds or a queen/king bed. What is your opinion on these choices?

The beds are all about who is the market you are targeting? I would suggestif your targeting a small family, parents usually like a bedroom with a real bed and put their children who are smaller on a sleep sofa. Haha

I wonder if you could tell us more about the point Marie made -who do you think your guests will be generally? Families, couples, groups of friends, etc? Knowing this will help other hosts guide you better in this choice. 🙂

Hi @Brian3808 , just a few simple thoughts from my experience:
For the living area, a pull-out couch is a great idea. It gives you extra sleeping space without taking too much room, and it’s very useful for families or groups.
For the bedroom, I would personally go with a queen or king bed if the room is large enough. Most guests prefer bigger beds for comfort, especially couples.
If you expect more groups or friends traveling together, then 2 twin beds can be helpful—but if it’s mainly couples, a queen/king is the safer and goid option.
So overall:
Pull-out couch 👍 (great for flexibility)
Queen/King 👍 (better for comfort & bookings)
Twins 👍 only if your target guests need separate beds
That’s what has worked best for me so far🙂.

I would choose to add a King size bed for the main bedroom and interestingly Airbnb have added a King size filter for guests so the demand is there and greatly appreciated. You will get couples who will appreciate having a large and comfortable space and if they bring kids, then the sofa bed is added bonus.
If it's only a one bedroom unit, then a good quality sofa bed in the lounge will be OK for kids and for a third/fourth? person to sleep on but my main emphasis would be on the master bedroom.
