You asked, Airbnb answered! Soon youโll be able to set different cancellation policies for specific check-in daysโlike holidays or off-peak seasons. For example, you might offer a more flexible cancellation policy during slower months to help attract guests, while keeping your standard policy during peak season.
Dynamic cancellation policies will be available to a limited number of home hosts starting in November, with broader availability expected in early 2026.

I would definitely leverage the option to put a less strict policy on my listing for the non high season which equals approx. 8 months for my listing. I believe more people will book knowing they have the cancel option and many won't cancel.

Yes - many of those months are considered off season however people still do occasionally book and I think with this added flexibility more folks may book.

I'm happy to hear about this update. This feature makes a lot of sense since guest booking behavior can vary so much between peak and off-peak seasons. Having the flexibility to adjust cancellation policies around holidays or high-demand periods should help balance occupancy and protect revenue during busier times. Great move!

I see this as a meaningful advantage for the host and I am Sur ethat it will be welcomed the host community. It's good to see ABB playing catch-up with other platforms.
What is still question or me is when will the ability for a host to view the expected revenue from a series of (or a single) selected date(s) in the calendar. It was previously available and now ABBN confirm that it is gone.
Really looking forward to this - Iโve been hoping for something like it for a long time. Weโre in a very seasonal market, hosting 8 and 10 guests per house, and most bookings come 6+ months in advance. Thatโs why weโve had to use a strict cancellation policy so far - once someone cancels last minute, itโs almost impossible to rebook.
Now with this new option, Iโll definitely loosen up our policy during the off-peak months and see how it goes. Weโre using Lodgify as our channel manager and PMS - will this new Dynamic Cancellation Policy be possible to set through Lodgify as well?
Yes, more restrictive policy on holiday wknds to reduce โholdingโ a booking during high demand periods.
Absolutely, I plan to use the dynamic cancellation policy for peak periods (Christmas, New Year's and President's Day). We are fast approaching our peak period so the sooner this is implemented the better for me.

Pero ahora tengo un problema, recibรญ un mail el dรญa 3 de Julio, preguntando si querรญa mantener mi opciรณn de cancelaciรณn estricta, yo contestรฉ que si, ya que es muy importante para mi, sobre todo en temporada de verano, tener una polรญtica de cancelaciรณn estricta, sin embargo, Airbnb, de forma unilateral y en contra de mi solicitud, me ha quitado la opciรณn de poder configurar mi anuncio, con polรญtica de cancelaciรณn estricta, sinceramente esto me perjudica mucho y me siento muy defraudado, tengo 57 evaluaciones 5 estrellas, siempre estoy atento a la mejor configuraciรณn para mi anuncio y trabajo mucho en ello, pero a cambio he recibido esto, es injusto que ya no pueda configurar mi anuncio incluyendo normas de cancelaciรณn estricta, ya que en temporada alta, si alguien me cancela un mes antes, en mi ciudad, me veo obligado a bajar el precio del anuncio, o incluso a no alquilar, ya que la demanda mayor se produce con mucho tiempo de antelaciรณn, agradecerรญa que me ofrecieran una soluciรณn? I love this. I would definitely choose to do this. After having a last-minute cancellation Christmas last year, I felt the need to change my cancellation policy to be Super Strict.
I don't want to have a Super Strict policy all the time, and people who have cancelled within a reasonable time frame have been given a full refund.
So, it would be nice to have an option to use two different types of cancellation policies.
