I hope you're all having a fantastic day! I wanted to bring up a topic that can really enhance our guests' experience: quiet hours.
 
Have you added quiet hours in your listing description?
 
Setting quiet hours can be a thoughtful way to ensure everyone has a peaceful stay, especially for those who may be looking to unwind or catch some much-needed rest. It's a simple yet effective way to show your guests that you care about their comfort.
 
I'd love to hear your thoughts and experiences! How have you approached this in your listings?

I have had quiet hours from the beginning of my hosting journey 8 years ago. I think it is a great idea for nearly all hosts, but it was especially important for me because my properties are townhouses in a very small community. I have always wanted to be respectful of the community and do what I can to ensure my guests aren't disruptive. To that end, in my listings I:

 

- use words such as peaceful, relaxing, and nature watching

- explain that the homes share walls with the neighbors, the back patios touch each other, and the other owners are mainly retirees who value living a quiet life

- explain in the "other details" section that loud groups and parties are not a good fit

- disable the "events allowed" option in house rules, activate the "quiet hours" for 9pm to 9am, and reiterate in the "additional rules" section the importance of the quiet hours and respecting the community's owners' right to quiet enjoyment of their homes

- inform guests that if they bring more people than their reservation is for, I will cancel their stay and they will have to leave with no refund (not precisely quiet hours related, but in a loose way, it could contribute to violations)

 

To date, I have had very few issues with guests violating the quiet hours and do not think I have had any complain about having them in place. I see quiet hours as beneficial with basically no downside.

That sounds like a really thoughtful approach to hosting! It’s great to hear that you’ve found success with quiet hours and have managed to maintain a peaceful environment for both your guests and the community. 

 

I think the wording in your listing must help attract the right kinds of guests too. Have you always worded your description that way, or was it a work in progress?

Thanks for your comments! It started out fairly similar to this but has evolved a little bit over time, particularly the part about extra guests. As the saying goes, you know there's a rule because someone at one time created a problem, LOL.

hi Rebecca, I haven't added quiet hours to my listing yet... to date I haven't felt the need to. Perhaps we've been lucky (touch wood)... we seem to be attracting quiet nature enthusiasts/babymoon couples/hikers as we are a short stroll from a major national park. These types seem to come here to enjoy the solitude.  

Or should I get in first?

It sounds like you've been fortunate to attract such lovely guests who appreciate the tranquility of nature. It's great to hear that your place is a peaceful retreat for those looking to unwind! Do you find that most of your guests enjoy exploring the national park?

Adding quiet hours could be a good proactive step, especially if your area gets busier during peak seasons. @Rob7820 (see comment below) seems to be in a very similar area that attracts nature loving guests and they have quiet hours in place too.

I'm handling 8 listings now, and only one of them has quiet hours since the rest are outside the city.

 

Yes, it's clearly stated in the listing the quiet hours (9Pm - 6Am) so that our guests will be aware of this factor before making a reservation.

 

Outside of the city, it's a different story because I'm handling the listing in Ecuador and Philippines. We love the party and noisy evenings hahah.

@Andres644 Wow, managing 8 listings is quite the feat! It sounds like you’ve got a good handle on the quiet hours for your city listing.. it's always great when guests know what to expect upfront.

 

I can only imagine how lively things must get in Ecuador and the Philippines! Do you think adding quiet hours to these listings would seem a bit odd to guests?

Yes, mostly because in province, the vibe is different, life is vibrant and people tend to enjoy parties and music until late at night so if I tried to add quiet hours in these listings, our guests would feel odd.

Yes, I have quiet hours in the listing but where my unit is, there hasn't been any issues with it.  The community facilities aren't open super late and much of the action isn't in the neighborhood.  The unit max is 6 so typically people are coming in from the town and winding down anyway.

That sounds like a great setup @Andrea7489! It's nice that your unit is in a quieter area; it must make for a more relaxed atmosphere for your guests. 

 

With the unit's max capacity being 6, do you find that most guests are respectful of the quiet hours?
