How can one use view analytics to optimize listing?

A host wants to know if a place is getting viewed as much as one expects _depending_ on the place and time.

In other words, i should be able to see the average # of daily views of all places (or hopefully similar places) in say chicago in march, or san fran in april. Otherwise, I don;t know if my listing is a problem (pricing or otherwise,) or if things are just 'slow' for this particular place and time.

This is just basic analytic capability that the airbnb folks in san fran (capital of web tech) should provide under stats. All I see is my own stats, with no relative reference info available.

@Bruce14 I agree with you, this would be very helpful in determining whether my pricing is really out sync or whether the general area is also experiencing a slump.  The pricing tips, which supposedly reflect demand in my area are woefully inadequate for various reasons.  One thing that also skews demand is the increase of listings in a particular area.  For example, London hosts have tripled in the past year or so causing established hosts to experience a downturn in business.  I can imagine that your competition in San Francisco is pretty fierce and having the additional information on the number of views for that host community would be meaningful.

@Ines6 One of those Airbnb mysteries.  No one knows the how and why's of what they do!

Hi Clare, love how you respond with so much positivity to all these queries.

we have the red / coral line here in New Zealand and have done for some time .

Useful but not essential though . And as they state , several days out.

Cheers

Michelle

@Graham-And-Michelle0 and Michelle,  thanks for the kind words!

We manage two properties both in Austin, TX but two different logins (1 login for 1 property), and one of them has the Views by "Trip Date" in addition to "By Search Date", whereas the other one simply has the "Search Date". I'm on the same laptop now using Google Chrome and logged into both accounts at once (using Incognito for the 2nd login) and it's not a browser issue because I get the same thing when I look at both properties in Firefox. I'm thinking it might have to do with how active your listing is online. Maybe this "By Trip Date" is available for popular listings... I'm still unclear.

@Ames0 Another Airbnb mystery! Other hosts (friends of mine) have had this feature for over a year.  Not me.  Boooo!

Hello there,

Does anyone have any suggestions for third party tools that will help me see basic analytics? Thanks a bunch 🙂
