Hello Tracy,

Congratulations  on your listings.You have beautiful properties. I would like to say i think you already have very good eye i would say replicate your Modern Midtown Gem kind of style on the first listing i would suggest:

1. Work on the description: 'Gracious renovated downsuite' is a no (it does not even look renovated looks pretty new to me.Splendid down town home/Office (not very convincing). Consider giving your guests a reason to click :Downtown Living - Explore Sacramento,Central Downtown Suite - Walk to Everything!Stylish Downtown Suite - Modern Comfort,Urban Elegance - Downtown Sacramento Stay etcAlso location:Located in the heart of downtown Sacramento, our stylish suite is just steps away from the iconic California State Capitol

 

Your home looks very clean and fresh i love white and i may have a bias to that and i know most guests do so most certainly this was a good pick.

 

2.Living room:Consider color drenching or an accent wall. For the living room perhaps a sage green (lightest shade) your windows are already a great addition with the warm browns.. Add Wall lamps you can get those that both rustic-contemporary feel and would add warm ambient lighting. Move the lamp shade to either ends of the sofa or remove alltogether and add a huge living plant in a wooven basket or bronze/brass/matt black colored plant pot.I would also replace the artwork with uniformed sized with 2 large artworks: depending on the colors you choose for your accent walls you could go bold colored abstract art or get pictures of sacramento local landscape.

 

3.Outdoor: Add hanging plants ..maybe add board games and ambient lighting.

 

4.Soft Furnishings and beddings: Always go cotton and white.If you really want to add color you can add colored throw pillows,rugs and a runner.

 

Overall i would say even before making the above little adjustments change your description first and sell the location.Basically replicate your other listing it's beautiful and well described.😊
