Hi, I’m new to Airbnb and have just created my first listing. I would really appreciate any expert advice on how to improve it and attract more guests.

Your house Is pretty but i would like to help you from my personal point of view:
- regarding the photos: i suggest you to contact a professional photographer to make a wonderful photoshoot of your property, i know it s a lot of money but trust me, it s worth it.
- put down a more detailed and emotional description of all the amenities and spaces that your property offers to potential guests, i suggest you to see this guidelines of Airbnb are very good

- start with the 20% discount of Airbnb for new listing and then continue to give the same discount until 5/10 at least 4.8 score reviews.
This Is my personal opinion.
Of course i don t know your area so study also your market area and which kind of guests you want to attract ( families, couples, students etc...)

We have been hosting for two years right across the highway from Wisconsin’s premier Road racing course, Road America. It attracts many racers and fans from across the country, and lodging is pretty scarce in our area. That being said, there are many Airbnb locations right near us, but I think what makes ours stand out is our attention to detail. Decorations are subtly racing themed, and furnishings are functional and minimal. Beds and couches are not covered with throw pillows. we provide little details like a stocked coffee bar, bath amenities, bottled water in the fridge, a well equipped kitchen and a high level of cleanliness. We have an up-to-date directory of restaurants and attractions in the area, with our recommendations. We are available 24-seven to our guests if they have any questions at all. We always respond in a timely manner. We use smart pricing to stay competitive in the market. Our market is seasonal, tied almost entirely to activities at the racetrack. We are booked almost every weekend throughout the summer. Our many reviews, tell the whole story!

I spent some time looking at your listing as well as the broader Airbnb environment in Calgary. Overall your property is positioned quite well and I think you already have many of the important elements in place. Calgary is a fairly competitive Airbnb market, with roughly four thousand to four and a half thousand active listings depending on the dataset and time period. The typical listing tends to achieve an average nightly rate somewhere in the region of CA$133 to CA$142, with occupancy rates generally ranging between about 49% and 69%, depending on location and property type. This tells us two things. First. The market is active and there is clear demand. Second. Guests have a large number of choices, which means presentation and positioning become very important when attracting bookings.
Looking at your home specifically, it competes mainly with entire homes that offer multiple bedrooms and appeal to families, small groups, and travellers using Calgary as a base for road trips. Many Airbnb listings in the city tend to be small downtown apartments, one-bedroom units for business travellers, or basement suites functioning as secondary accommodation. A full duplex with three bedrooms already places you in a strong position. At around 1,500 square feet with three bedrooms and a den, your home offers more space than many typical listings. This naturally appeals to families, small groups travelling together, business teams, or guests planning slightly longer stays. In one of the room photos, there were some bags on the floor. Removing that picture or retaking it once the room is fully cleared will help guests focus on the features rather than personal items.
The lounge area is another point to consider. I see there is one large couch that comfortably seats three. While the space is a bit limited for a bigger sofa, there is a dining table nearby with chairs and the kitchen counter with stools, so you do have additional seating options in the room. If possible, a thoughtful rearrangement of the lounge could make the area feel more inviting and better accommodate guests spending time together. For example, moving the couch slightly or repositioning a chair from the dining area or adding another occasional chair could create a more open feel and allow for a few extra seats during social gatherings. Even small adjustments like this make a noticeable difference in how welcoming and functional the space feels for groups.
Your listing already mentions smoke detectors and carbon monoxide detectors, which is excellent. If you haven’t already, you could also briefly note other safety measures like a fire extinguisher or a first aid kit to give guests an extra layer of reassurance.
Outdoor space and parking are another opportunity. Guests often like to see where they can park their cars, especially families or groups with multiple vehicles. Including a few photos of the driveway, garage, or street parking area can reassure guests that parking is convenient and safe. Outdoor areas like patios, gardens, or any space to relax outside also add appeal.
I also suggest considering a minimum stay of two nights if feasible. Managing a one-night turnover can create extra work with cleaning and coordination, whereas two nights or more often makes scheduling easier and guests are generally happier. I have mine set at two nights and it works well for both management and guest experience.
Although you are new with this listing, your Airbnb experience over the years is valuable. Hosts gain insights into what guests appreciate most, how to handle common questions, and what small touches lead to positive reviews. Applying those lessons to this property can help it gain momentum quickly. From my own experience managing my Airbnb listings, attention to detail in photos, amenities, and guest comfort makes a noticeable difference in bookings and reviews. Applying that kind of experience here will help this new listing feel polished and professional from the start.
Overall, you already have many of the key elements in place. The property offers generous space, a practical layout, and a location that works well for travellers arriving in Calgary and heading toward the Rockies. With small refinements to the photos, kitchen presentation, lounge seating layout, amenities, outdoor features, parking, and a two-night minimum stay, the listing should perform very well in Calgary. Your add looks okay my suggestions are
1. Add some photos to profile of the area i.e. notable places to visit as helps those looking imagine their next adventure i.e. photos of Banff National Park, Canadian Rockies etc..
2. You have a lot of duplicate images in your 30 pictures so delete all duplicates
3. Maybe simplify your heading no need to say 3 bedrooms e.g
"Spacious Calgary Home Near Airport & Banff National Park"

Those are great points. I will definitely look into adding some photos of nearby attractions and notable places, and I’ll review the listing to remove any duplicate images. I also like your suggestion about simplifying the heading and will consider updating it.

@Syed65 , this is a really nice start and there is room for some improvement in my opinion. The photos look a bit dark. I recommend taking photos during bright days with all you curtains and blind open. Additionally some photos looked upside down from my computer. In the amenities it says there are no toiletries provided. Those should be relatively easy to implement and they count to another amenity that you can check off. The amenities list says there is no dryer but I do see it in the photo, unless there are two washers.
