Hi all, I am new to hosting (we had a property manager for 5 years but I am taking over).  I just put my listing up a couple days ago. I am mostly curious about my description and "About This Space".  Is it too lengthy? Would you use bullet points instead?  Any thought, tips appreciated.

You've got such a lovely home! I can tell from the photos that you put a lot thought into the design to make it so cohesive! And I love the name! It's clever and really delightful!

 

I also think your description is pretty solid - just 2 suggestions for you:

 

## DESCRIPTION ##

 

This is not your typical crowded Destin high-rise. Rather than saying this isn’t a “typical crowded Destin high-rise,” I’d focus on what it is: What's the vibe? Does the building feel quiet?  Is it buzzing with activity 24/7? Is it popular with couples, families, or longer-term guests? 

 

Totally Beachin' located in East Pass Towers has a more residential feel ...how so? What specifically makes it feel more like a private home than a high rise? .... placed in the most beautiful setting. A detail or 2 would be wonderful here - what makes this "the most beautiful setting"?

 

 

## About the Space ##

Right now, this section focuses almost entirely on nearby attractions and says very little about the home itself. I’d recommend leading with the space: what you love about it, what makes it comfortable, and what guests tend to appreciate most. After that, you can absolutely include a shorter summary of things to do nearby.

 

This is your opportunity to sell the experience of staying in your home — not just the location.

 

I included some descriptions (below) I found when I searched properties in Destin, FL. You can see that some are long, some are short, some use cute icons, some don't. I'm not sure there's a right or wrong here - you have to keep in mind who your demographic is and make sure you are talking to them "in their language.'

 

 

## PHOTOS ##

 

I’d also strongly consider retaking your photos or hiring a photographer. The current photos are fine, but I don’t think they do justice to the space.

 

Several images are taken from very low or very high angles, which can make rooms feel distorted or smaller than they are. There are also a few closeups — like the living room table and rug — that don’t give guests useful context about the space.

 

A helpful approach is to photograph the home the way you’d show it to a potential guest during a walkthrough. Take photos from a natural standing height. Show the full room, then add 1 or 2 alternate angles if that adds value. When you include closeups, make sure they communicate something meaningful about how the space feels — not just a detail in isolation.

 

For example, the kitchen sink photo works beautifully because it mirrors what a guest actually sees when they enter the space.

Lighting matters too. Natural light will always show colors and textures best, so shoot on a bright day when possible, and don’t hesitate to turn lights on even during daylight hours. If the evening ambiance or view is a selling point, a few nighttime shots can work well too.

 

What I do: I take myself on a tour of the house and for every photo I ask myself: What am I trying to show guests with this image? What am I trying to tell them? What do I want them to know - and why?

 

 

## ABOUT THE SPACE - Examples I found from other homes in the area ##

It looks very nice !

IMO the description should start about describing the house and provide some more info about it.

It is now starting about the area etc. , which also can be written in other section.

But potential guests are now well-informed and know what to expect in the surroundings !

 

Other remarks:

The houserules says: minimum age 25 to rent.

Maye mention this also in description ,section "other important information"

 

There are no weekly or monthly discounts offered.

(BTW max stay is 30 nigths, 28 nights and longer are "long term stays" with different cancellation policy)

wow this is a wonderful place and I'd definitely love to spend time there with my family in the near future- if we get a good discount aha. So maybe let me start with that. The header is a good place to market any discounts offer maybe from 10% onwards for  7  night stay or more in that order . Like  that would make me stop and see what else you've got.

 

The current header is good but it's not giving me the ish-icing on the cake factor you hmm-.Maybe something like Beach front Holiday Home like something along those lines which defines the uniqueness of this place.

 

I think the pictures are also ok but the quality is very low for me. It doesn't give the full aura of the place- i see some of them are a bit dimmed. Maybe bring in a professional photographer to get some high quality edited shots to put that cherry on top for you.

 

Extra Amenities .

Also if I've got a pool and a hot tub then I'm making sure that is properly featured in my description or even header.
