I just published my first listing. Any suggestions on my listing will be greatly appreciated.
As a newbie is there any advice you can give me?

@Marisa559 Congratulations on getting your listing up on AirBnB! That's the biggest challenge right there. I do have a couple of suggestions:
First of all, lower your guest count. The biggest newbie mistake is trying to maximize the number of guests. You have a two-bedroom place, and I'd say that the guest count should be 5 max. Trying to cram 7 people into the space is not ideal. At a minimum, charge more for over 4 guests. If you have 7 people come to stay, the price is really inexpensive per person, and there's more wear and tear on your place.
Figure out who your demographic is. Is it two couples coming to be tourists? Is it a family with small kids? For either of those scenarios, you are fine with a capacity of 5, and there are plenty of beds to go around.
There are two typos in your description, where you've said bathroom instead of bedroom, and "had" instead of "has."
"Second bathroom had a rustic queen bed with memory foam mattress, extra pillows, dresser, and two night stands."
My personal opinion is that you need a few splashes of color here and there. Your place is nicely decorated, but it's very black and white. If you look at the bathroom pic where you have some blue towels on the shelf, the towels POP! Why? It's that splash of color in a very black and white room. A couple of throw pillows, area rugs, and maybe some inexpensive art to go on the walls would make the whole place pop.
You should use the caption feature with your photos- provide a short written description with each photo. It will give guests a better understanding of your house layout, and what's where.
Definitely add a couple of outdoor photos, as @Fred13 suggested. You said there's an outdoor living space and a wonderful tree, but no pics.
What about parking? I didn't see anything about that.
But seriously, you've done a really good job. I hope some of this is helpful, or at least food for thought. Cheers and good luck, Kia
Cool, the toughest step is to get on, which you have accomplished.
Now for the presentation; any chance you can add some outdoor photos; I.e. of the home, and surroundings?

This is perfect, I appreciate the advice. Yes I am planning on adding some outdoor photos as soon as we get the exterior painted and landscaped.
I blacked out my availability until March 10th to give me time to update the outside.
I tried convincing my husband of adding some red or yellow accents, maybe seeing someone else give the suggestion he will finally listen to me, Lol.
Remember on outdoor colors: make it three (3) separate colors, the pattern usually being usually roof, wall and trim being different colors. Then the landscaping (regardless of colors) will fit.
Interior photos: best sometimes just a slice of a room vs. using only complete edge-to-edge photographs, leaves something to the imagination. No need to ever show anything more than once.
Good luck.
