can i trust a guest who hasn't any review yet?

Hello,

I'm a new host here. Today I received the first demand from a guest who hasn't any review yet. He wants to hire my appartment voor 33 days. 

Would you trust a person like that?

@Veerle15  Unless you have to by local law rent long stays, I would not rent for more than 10 days until you get accustomed to guests and their needs.  Airbnb should really recommend that new hosts get a certain number of bookings before going long term, especially if your guests make the same comments about your property needing this or that, so you have time to make those adjustments.

 

 Also, do not deep discount your property as this will attract those guests who prey on new and inexperienced hosts who think that discounts will get them more bookings.  Your property has a value, do not undercut that.

@Veerle15 I would ask for a lot of information and decide depending on what you are told.

Check if the guest created the account very recent (being a new member without first review)

Bu sure also ID is verified (or ask guest to do this)

Ask the guest some questions, like "what is the purpose of your stay in Gent "?

 

You offer 50% monthly discount on such stays + extra 20% promotional discount for first 3 bookings

 

BTW

I would not recommend for a new host to start with a "long term stay" reservation (28 nights and longer). Such reservations have special terms and rules, check HELP files.

 

There is also a community for The Netherlands and Belgium (Dutch language).
