as the title mentions, I am experiencing some issues with my pricing strategy. I have recently revised my seasonal prices with the creation of specific monthly based rules. However, each time I try to change the 'base night price' from the right sidebar, the changes are not reflected in my calendar.
Initially, I thought it was a problem connected to the new rules that I have created, but even disabling this doesn't really solve the issue.
It's just like all my days in my calendar are 'stuck' with an old price (perhaps entered manually) and the system refuses to relink the days with the new base price that I want to set.
Suggestions?
I have contacted Airbnb a billion times, but the agents have clearly no clue. I also notice that many of them are very much uninformed when it comes to discounts, rule sets and so on.

I am also 'manually changing' prices at the moment, however Airbnb doesn't realize that this 'partial solution' will further hinder the resolution of the issue as 'manual adjustments' prevent global changes from the sidebar.
I am having the same issue you reported, the base price isn't applied to the whole calendar but to parts of it. Does anyone know if there's a solution to this?

The problem I have is that when I change the base price it's not applied to the whole calendar but parts of it. From the replies on this thread I turned on smart pricing and set the bottom and top prices to be the same (the base price I'm trying to apply) and that indeed works and is applied to the whole calendar. But if I turn off smart pricing the base price is still applied to the same parts of the calendar...

Beware that if you previously manually modified the price of the 'affected dates' it won't be possible to apply global changes to those dates anymore.
I guess that's what happened to me, I changed some day's prices and now it's not possible to apply the base price to those days. Isn't there any way to reset that so that the base price affects the whole calendar?
@Ivan2788 there isn't a way to revert back / reset those dates to a 'global pricing feature'. This is a clear flaw in Airbnb's design and I can't believe this isn't clearly stated in the UI when performing a manual change.
However, I also believe that the behavior is not fully functional for a series of reasons:
If you manually modify the price for a random Friday (i.e, 100$) and then turn ON the 'weekend pricing' feature (i.e, 120$), it automatically 'overrides' your manual input by adjusting Friday's price to 120$. This, unfortunately, does not seem to be the case for weekdays. In fact, if you manually set a weekday to 100$ and then perform a 'global base night' adjustment, the weekday will remain stuck on 100$ forever.
The above clearly indicates a flaw in the design, as there's indeed a 'tool' to override manual changes (Weekend Price feature or Smart Prices) but that's not extended to the whole calendar.
The general rule is:
"When you manually input a base night price for a weekday or a range of weekdays, it won't be possible to revert automatic price adjustments to the affected dates unless you decide to use Smart Prices"
The 'reasoning' behind Airbnb is: if a host input a specific price for that day (i.e., New Year's Even being priced 3x times more than usual) that's because they want that price to be baked in "forever", regardless of other factors that may change over time. I believe the feature is designed specifically for case scenarios in which the host wants fixed prices at all costs under specific circumstances (events, specific holidays and so on).
While Airbnb never states that clearly, I was able to infer the above just with trial and error - however my calendar is also experiencing a behavior that's unusual in light of the fact that:
"Despite not having manually modified the price for any dates, my prices are only reflected in weekends".
Another Host was able to "fix" some issues related to Rule Sets (not the same as your situation) by the typical "reset" that Airbnb suggests all the time. Might be worth a try?
1. Logoff Airbnb on ALL devices (phone, tablet, desktop)
2. Log back in on one device only using your EMAIL not your phone number
They also suggest clearing your cache, but I hate doing that as it deletes all my bookmarks.

I have tried pretty much everything at this point 😅.
I still have an open case with Airbnb (it's been 40 days) and we're discussing together potential solutions while the engineers are investigating on the issue.

Any update on this? We are having the same issue here. Once a price is set manually, there needs to be a way to wipe out all of the 'hard-coded' prices so that the weekday and weekend base price can be applied if you decide to switch smart pricing off.
Any updates on this? I had to enable smart prices and set the min and max prices to be the base price I'm asking for so as to change the prices for the whole calendar
